City Agencies: Department of Buildings (DOB), Department of Transportation (DOT), Department of City Planning (DCP), Landmarks Preservation Commission
Construction Team: General Contractor, Sub Contractors (Mechanical, Electrical, Plumbing, Mill-worker), Inspection and Abatement Consultants (Asbestos, Lead, Boring and Soils)
PROCESS
Consultation: Depending on scope of work and availability STUDIO 397 will schedule a call to learn more about your project’s design intent, location, budget, and timeline.
Proposal: Once we have reviewed your project assessment form and conducted a preliminary walk-through (if necessary) of the site, a proposal will be executed by STUDIO 397 indicating the project’s understanding, scope of work, estimated schedule and our fees.
Project Kick-Off Meeting: Upon execution of all contracts between the owner and the Design, team we will all meet to discuss the overall schedule, documentation, and deliverables.
Design: As the project design develops, the articulation of space, construction drawings, and local jurisdiction documentation filling will be provided for. Phases Include: Feasibility Study | Schematic Design | Design Development | Construction Documents | Pricing, Pre-purchase, and Filing
Construction: Once Construction commences, based on the signed agreement, STUDIO 397 will oversee that during construction the design intent is being followed. Phases Include: Construction Administration | Close-out
Close Out: This is the last portion of the project where both the design team and the construction team must provide local city agencies with filling documentation and access to inspect the construction site in order to receive project sign-off.
